Serving South Central Kansas

Foundation trouble,
handled properly.

Mendwell specializes in residential foundation and structural assessment — a documented, photo-backed inspection of what’s actually happening under your house, and a repair project managed from first look to final walkthrough.

And when the house needs more than that — a basement finished, a bathroom redone, siding replaced, a list of small repairs knocked out — that’s the same phone number.

Every assessment starts with measurements, not guesses. Readings, crack mapping, and photos go into a written report you can hand to an engineer, a lender, or a buyer.

What you’re probably seeing

Houses tell you before they tell you loudly.

Foundation movement shows up in the parts of the house you use every day. If two or three of these sound familiar, it’s worth a measurement.

01

Cracks in brick or drywall

Stair-step cracks in mortar joints, or diagonal cracks running off door corners inside.

02

Doors and windows that stick

A door that latched fine last spring and drags now is telling you the opening moved.

03

Sloping or bouncy floors

Marbles that always roll the same direction, or a noticeable dip toward one wall.

04

Bowing basement walls

Horizontal cracking or inward lean in block walls — usually soil pressure, and worth prompt attention.

05

Water at the base

Seepage after storms, efflorescence on block, damp corners, or a sump running constantly.

06

Sinking porches and steps

Slabs pulling away from the house, or a stoop that’s dropped an inch since you moved in.

Most of these are not emergencies, and plenty of them turn out to be drainage rather than structure. That’s exactly why the first step is a look and a measurement — not a quote.

The specialty

Foundation & structural work is what we do most.

South Central Kansas sits on soil that swells when it’s wet and shrinks when it isn’t, under housing stock that mostly predates 1980. Movement here is normal. Knowing which movement matters is the job.

  • Foundation cracks & settling
  • Uneven or sloping floors
  • Bowing or leaning basement walls
  • Doors & windows out of square
  • Water intrusion & seepage
  • Basement waterproofing systems
  • Drainage, grading & guttering
  • Sinking porches, steps & slabs
  • Crawl space moisture
  • Pre-purchase structural review
How a foundation project runs
01

On-site assessment

Elevation readings, crack mapping, moisture and drainage review, photos of every affected area.

02

Written report

Findings area by area with a photo log and a plain-language summary of what’s urgent and what isn’t.

03

Engineering review

Where structural repair is involved, a licensed engineer reviews the report and prescribes the fix.

04

Competitive bids

Licensed foundation specialists bid the engineer’s scope — same scope, so the numbers compare.

05

Project management

Scheduling, site checks, quality, and restoration afterward. One person answers your calls.

Where the line is

Mendwell inspects, documents, and manages. Structural repair design belongs to a licensed professional engineer, and the heavy repair work to licensed specialists. Anyone who skips the engineer to save you a step is skipping it for their benefit, not yours.

Beyond the foundation

Foundations are the focus. They’re not the whole list.

A lot of our foundation clients keep us on afterward, because the same standard applies to the rest of the house.

Renovation

Basement finishing & waterproofing

Dry it out first, then finish it right — waterproofing, drainage, framing, and finish work as one project instead of three.

Renovation

Kitchens & bathrooms

Full remodels and targeted updates, coordinated end to end so plumbing, electrical, and finish trades don’t trip over each other.

Renovation

Decks, siding & exterior

Deck builds and repairs, siding, trim, and exterior work that keeps water moving away from the house.

Repairs

Basic home repairs

The running list — doors that won’t latch, drywall patches, fixtures, hardware, caulking, trim. Handled in one visit.

Prevention

Home assessments & maintenance plans

A top-to-bottom walkthrough of roof, plumbing, electrical, HVAC, and exterior — then recurring visits so nothing slips.

Oversight

Project & repair coordination

For work we don’t self-perform, we line up trusted local contractors and run point on scheduling and quality.

About Mendwell

Built on doing things right the first time.

Most home problems don’t start big. A slow drip, a clogged downspout, a hairline crack that widens a little each spring — caught early, these are small. Ignored, they turn into weekend-ruining, budget-busting repairs.

Mendwell was built around a preventative, relationship-based approach to home care — with foundation and structural work as the specialty, because in a county where the median home went up around 1978, that’s where the expensive surprises live.

Some work gets handled personally. For bigger jobs, Mendwell coordinates trusted local contractors and licensed specialists — so you have one point of contact instead of a stack of business cards.

“I started Mendwell because homeowners deserve one person who actually follows through — not a stack of numbers pulled off the internet.”
